You get the whole plan in writing before we list, including what happens if the first two weeks are quiet.

Phase 01

Prepare

Pricing strategy, pre-list repairs prioritised by return, staging direction, professional photography, and the copy that goes with it. Nothing goes live half-ready.

Phase 02

Launch

RealTracs syndication, our agent network, targeted social and email, and a first-weekend plan. The first ten days carry most of your leverage.

Phase 03

Negotiate & close

Offer review beyond headline price — financing strength, contingencies, timing. Then inspection, appraisal and title managed to the closing date.

Because there is a development and construction team inside this company, the pre-list conversation is different. When a house needs work before it can command its price, we can tell you what that work actually costs — from real subcontractor pricing, not a guess — and in many cases coordinate it.

What is your commission?

It depends on the property, the price point and the scope of work involved, and it is always agreed in writing before we list. We will give you a straight number on the first call.

Should I make repairs before listing?

Some, rarely all. We prioritise by return: the items that change how a buyer values the home get done, and the ones that do not are left alone. You get the list before you spend anything.

How long will it take to sell?

That depends on your price point and pocket, and we will show you the current data for both rather than quote you an average. Timeline is part of the pricing conversation, not a separate promise.

What if it does not sell?

You get the contingency plan up front — what we adjust, when, and in what order. No surprises at day 45.
